Process

Initial Consultation

Call and arrange  a time  for me to come round and discuss your requirements  and the scope of work involved in the project.

The Brief

This is your aspirations for the project, physical requirements and design inspiration.

To help the ideas flow, you will receive a wish list to complete.

Identifying clearly who is responsible for sourcing which information is important.

Concept Design

Once we have a good base of information I can provide a range of solutions. These ideas can then be developed over a series of sketches, plans and computer models to provide you with the sketch design phase.

Often these drawings can push ideas beyond what you first envisaged, embracing your ideas and developing them further. You will review the various designs, elements from each can then be pulled together to create the developed design phase.

Developed Design

Once the design has reached this stage, we can refine and finalise space planning and structural considerations thought elevations and more detailed drawings.

Building Consent Documentation and Submission

The sketched plans and models will be produced as finalised floor plans, elevations, details and specifications allowing a complete understanding of the project. This will conclude the building consent documentation.

At this point, you may wish to employ an independent quantity surveyor for more comprehensive costings.

I will manage the building consent process for you. This will include liaising with the local authorities and I will provide them with all the documentation and additional information needed to secure the building consent.

Planning Approval

I will over see the construction phase from a design management point of view and will observe standard of workmanship, ensuring excellence.

  • Over see the tendering process
  • Observe the building contract between you and the main contractor
  • Make regular site  visits
  • Respond to project queries and resolve design details
  • Deal with price and product  variations
Project Observation
I have an up-to-date knowledge of the construction industry so can recommend builders and other quality trades people.
